Wooster and Mercer | Market Pulse | August 2021

Style, luxury and comfort come together perfectly at The Wooster and Mercer Lofts. Located along trendy Clarendon Boulevard in Arlington’s Rosslyn neighborhood, the condominium community offers a retro-industrial chic atmosphere, with handsome brick exteriors and soaring living spaces. Designed by Cunningham Quill Architects, the spacious loft residences have numerous charming touches, such as 140-year-old brick accents that were repurposed from the original Children’s Museum in Washington, DC. It’s this combination of modern and vintage-style elements, along with lots of shared amenities, that contributes to the perennial popularity. As of this writing, only two units were completely available.

New to the market in August is Unit #W203 in the Wooster section of the complex. The one-bedroom, one-bath condo has a 900 square foot layout and is priced at $735,000. Brazilian cherry hardwood floors are complemented by custom wall colors, high ceilings and a wall of giant windows in the living area. The open kitchen features granite counters, a Sub-Zero fridge and Wolf appliances, with pendant lighting over the island. Exposed overhead ductwork runs overhead, and the bedroom has triple full-height windows to the hallway for a modern open look.

Unit #M303 is currently listed at $1,190,000, with a dramatic interior design from Barry Dixon. The soaring layout includes two bedrooms, two full baths and 1,488 square feet of living space. The listing had an $80,000 reduction in July. Dark espresso finishes add to a rich ambience that is countered by giant windows, allowing in plenty of natural light. The open gourmet kitchen offers a Wolf gas range, Sub-Zero fridge, granite counters and island, and a Sub-Zero wine refrigerator that will accommodate approximately 150 bottles. Cherry hardwood floors, full-height bookcases, exposed overhead ductwork, aged brick accents, globe pedant lights and strategically placed brown drapes add to the striking visuals.

Unit #W403 listed in August and quickly received an accepted offer. Listed at $849,000, the one-bedroom, one-bath penthouse loft-style penthouse is now in Active under Contract status, meaning that it’s pending with contingencies. The 859 square foot layout seems much larger due to the two-story open living area with giant windows. The first level is home to an open gourmet kitchen, the bedroom with its interior window wall, and the bath. Climb the industrial-style iron stairs to a 35-foot private fully furnished roof terrace with city views.

Also going into pending with contingencies status in August was Unit #M305. Priced at $900,000, the one-bedroom apartment in the Mercer building has two full baths, as well as a large den that can function as an additional bedroom. In fact, the den has a built-in workspace unit that includes a Murphy pull-down bed within the floor-to-ceiling cabinetry! With 1,365 square feet of living space, the residence has hardwood floors with rich cherry hues, exposed overhead ductwork, massive windows and an open gourmet kitchen with dark granite counters and island, and upscale appliances. Custom built-ins enhance the living area with its treetop views.

Unit #409 is an exclusive Life At The Top property that listed in July and went under contract just three days later. It will close the first week of September. Listed at $995,000, the two-level penthouse with gleaming cherry floors, boasts a primary bedroom suite, 2.5 baths and a loft office/den that is perfect for working from home. The open Chef’s kitchen has Wolf, Sub-Zero and GE Monogram appliances. There are smart features throughout, such as WiFi-connected electric window shades, Phillips Hue colored LED lighting and a whole-home integrated Bose speaker system. The icing on the cake is the private treetop roof terrace running the entire length of the unit.

In addition to the sublime loft-style residences, the Wooster and Mercer community offers plenty of other shared amenities. There’s a staffed front desk and concierge, a swimming pool and sun deck, a fitness center, a club room and a dog park. The handsome red brick buildings extend along trendy Clarendon Boulevard and down two side streets, with tons of great shops, bars and restaurants within easy strolling distance. Also nearby are two Metro stations (Rosslyn and Courthouse), as well as Whole Foods and a Trader Joe’s.
