With its throwback warehouse vibes, Wooster and Mercer Lofts is one of Arlington’s most sought after condominium communities. So much so that active listings rarely come to market and sell quickly when they do. Developed by Abdo and designed by Cunningham Quill Architects, the two-building complex in the Rosslyn neighborhood was completed in 2007. The urban brick and stucco exteriors are complemented by huge factory-style windows, while the interiors are the height of industrial chic style with exposed overhead ductwork, soaring ceilings, and brick accents that were trucked over from the site of the former Little Sisters of the Poor convent on Capitol Hill.

There was one new listing in January, but it drew immediate attention and is now in A/C status, meaning Active Under Contract. That’s another term for pending with contingencies, allowing for backup offers. Unit #M204 in the Mercer building had been priced at $1,269,000 and is scheduled to close at the end of February. This is a two-level, genuine loft layout with two bedrooms, 2.5 baths, and 2,209 square feet of living space. Floating black iron stairs lead up to the loft with its large open office/family room with wet bar and built-ins. Also of special note is the 375 square foot private patio with brick walls and wooden fencing, perfect for grilling and get-togethers. The gourmet kitchen with its stone counters and stainless steel appliances is open to the main living and dining area.

There hasn’t been any other sales activity at Wooster and Mercer since August of 2023, when Unit #502 sold for $1,200,000. The very spacious 1,691 square foot corner residence has two bedrooms and two baths, with walls of soaring windows that invite the natural sunshine inside. Beautiful cherry hardwood floors run throughout the condo, with a main living, dining, and cooking area flowing seamlessly together. The gas fireplace is a feature not often seen at Wooster and Mercer. Antique brick accents are used liberally, along with long hanging pendant lights and overhead ductwork. The open chef’s kitchen features white stone counters and stainless steel appliances. Two garage parking spaces and extra storage were included.

The other summer closing was Unit #W309 which sold for its full asking price of $1,295,000 in July. The 1,914 square foot true loft layout features two bedroom suites, one at each level. A bonus powder room adds convenience for all. The main level features a very large and open main living and dining area, with towering two-story factory-style windows, and floating metal stairs winding up to the upper level. An open chef’s kitchen faces out toward the windows and living area, with stone counters, a prep island, and Wolf and Sub-Zero stainless steel appliances. Beautiful cherry hardwood floors run throughout the residence. An upstairs work-from-home space overlooks the living area below.

Those who have managed to snag a condo at the Wooster and Mercer Lofts find themselves in a terrific location, walking distance from shopping and top restaurants along the Rosslyn-Ballston Corridor. The onsite amenities are also notable, with a friendly front desk with concierge service, a sunny outdoor swimming pool and lounge, a well-equipped fitness center, a club room, and a private dog park. The two buildings, the Wooster, and the Mercer, are surrounded by lush green lawns. Driving into Washington, DC is a snap via nearby Key Bridge. You can also choose electric rail via two locations, the Rosslyn Metro Station, and the Courthouse Metro Station.
