The Residences at CityCenterDC is the condominium component for the super-chic mixed-use community in Washington, DC’s Mount Vernon Triangle neighborhood. There are 216 units within two residential towers, along with apartments, offices, hotels, upscale retailers, restaurants and a 1.5-acre park. The massive development covers over 2 million square feet! Plus, the downtown location is optimal, next-door to Chinatown and just a few blocks from the White House.

New in October is Unit #416 with two bedrooms, 2.5 baths, 1,142 square feet of space and a price tag of $1,135,000. The attractive apartment has distinctive wall treatments in the foyer and in the bathrooms. Wide-plank flooring runs throughout, will giant sliders opening out onto a lovely landscaped community terrace. Upgrades include a whole-home audio/video system with TVs in each of the full baths.

Unit #402 remains available with a list price of $1,335,000. The spacious two-bedroom, two-bath residence offers a 1,340 square-foot open layout with a bonus private balcony. The main living, dining and cooking area is flooded with natural light, and the Euro-style kitchen with its wood tone motif is set neatly into a single wall. White oak floors and a stunning owners’ suite add to the allure.

Unit #509 remains up for grabs after listing in September for $1,025,000. The 1,148 square-foot flat has two bedrooms and two baths that are positioned at opposite ends of the floorplan for privacy. The middle area is devoted to an open living, dining and kitchen space. Sliding doors lead out to a lush fifth floor courtyard. As an added bonus, the residence doesn’t share common walls with neighbors.

Offered either furnished or unfinished, Unit #710 is priced at $1,198,000. The two-bedroom, 2.5-bath residence has 1,124 square feet of living space plus a balcony extending the length of the unit. Wide plank hardwood floors, an open Foster + Partners kitchen and giant windows are just a few of the features. An in-unit washer and dryer, parking and extra storage are also included.

Still active after listing at the tail end of September, Unit #404 is an oversized one-bedroom apartment with 1.5 baths and a 1,003 square foot layout. Priced at $949,900, the flat has a foyer leading into a huge open living area with corner window bays. The kitchen with its modern walnut cabinetry is set off to the side, preserving maximum space. The bedroom suite has a window bay sitting area, a huge walk-in closet and a deep hallway that doubles as a work space.

Listed at $798,000, Unit #407 is another available fourth-floor model. The 820 square foot layout includes one bedroom and one bath. Gorgeous hardwood floors in the living area gleam under the natural light from an entire wall of windows. The open gourmet kitchen has Caesarstone counters, and panelized Bosch, Thermador and Miele appliances. Extras include a built-in desk, a washer and dryer, and parking.

Two listings were reduced in price in October. The first is Unit #506, cut from $939,000 down to $925,000. The two-bedroom, two-bath flat has 1,033 square feet of living space with a linear open living, dining and cooking area and blonde wide-plank floors. A long balcony overlooks the street below. The primary bedroom enjoys a large en-suite bath with a twin-sink vanity and dual entrances. An in-unit washer and dryer is also included.

Unit #408 came to market in September with a competitive $854,900 asking price. That has now been reduced by an additional $10K, down to $849,000. The two-bedroom, two-bath residence has 937 sq. ft. of living space with white oak floors and an open kitchen with Molteni cabinetry and a Caesarstone breakfast counter. Also notable is the elongated balcony. One parking space is included.

Currently pending with an anticipated closing in early November, Unit #809 had been listed at $1,399,900. The impressive corner apartment has two bedrooms, 2.5 baths, and giant wraparound windows that allow plenty of natural light to illuminate the pale oak wide-plank flooring. One of the two bedroom suites offers a private office area, just perfect for catching up on work or reading.

Also pending, but this time with a December close date, is Unit #1003. Priced at $699,000, the one-bedroom, one-bath flat has 858 square feet of living space with a large and open living, dining and cooking area. The bedroom suite features floor-to-ceiling windows, and a cute bathroom with a wall of custom closets, large stone shower, and a private water closet

There were no closings in October. There is one listing that has very recently expired. Unit #715 is a two-bedroom, two-bath residence with 1,584 square feet of living space. It had been reduced from $2,749,999 down to $2,495,000—a massive $254,999 cut. The residence comes with a lush walk-out private landscaped terrace. We’ll keep tabs on this one to see if it returns to market.

Residents at CityCenterDC enjoy a wide array of full-service amenities. It starts with a front desk, accommodating concierge service and porters. There are also party rooms, a fitness center and yoga studio, an executive business center, a bar lounge and a spectacular rooftop deck with a serene water feature.
