Wooster and Mercer | Market Pulse | April 2021

Delivered in 2007, the Wooster and Mercer Lofts have thrived as one of the most popular condo developments in the Washington Metro area. The brick warehouse-style residences were developed by Abdo and designed by Cunningham Quill Architects, with a retro industrial chic vibe that includes soaring ceilings and sublime interior touches such as 140 year-old brick accents from the original Children’s Museum in Washington, DC. Located in Arlington’s Rosslyn neighborhood, the trendy loft community rarely has available listings. However, April ushered in a couple welcome opportunities!

New to the market in April is Unit #M204 with two bedrooms, 2.5 baths and 2,209 square feet of living space. Offered at $1,365,000, the ground floor residence has a truly striking layout, with gorgeous wood floors, soaring ceilings and two stories of giant windows. Double-doors open to an amazing fenced patio with a drip irrigation system. The chef’s kitchen has all the bells and whistles, including Wolf and Jenn Air appliances. There’s a fun sitting area with wet bar on the first floor, iron floating stairs leading upstairs to sublime bedrooms, and hallways looking down upon the open main level. It doesn’t get much better than this, with luxurious baths, exposed ductwork, built-ins, brick accents and so much more.

Also new in April is Unit #M303, priced at $1,270,000. The apartment has a unique look, courtesy of interior designer Barry Dixon. Custom cocoa wall and ceiling finishes in the living areas complement the cherry hardwood floors, wooden cabinets and aged brick accents. The deep woody tones contract nicely with the exposed overhead ductwork, with giant windows inviting in the outside in. There’s one bedroom plus a large den that is set up as a second bedroom with its own bath. The master bath features twin vanities, a Waterworks frameless shower and a wall-mounted TV. The gourmet kitchen has everything you need to create meals in style, including a full height wine fridge. All furnishings plus custom lighting throughout, are included! You’ll also get two dedicated parking spaces and private locked storage.

There were no closings in April, which is not surprising given the low number of units that come to market. The most recent sale was in March, with Unit #W411 settling at $815,000. The one-bedroom, one-bath penthouse has an airy 1,060 square foot layout with soaring 20-foot ceilings and two-story windows that allow natural light to bathe the hardwood floors in a warm glow. Overhead ductwork and long hanging lights add to the ambience. The open kitchen has a Wolf range and a custom built-in Sub-Zero fridge. Industrial-style metal stairs ascend to a bonus loft. A private rooftop terrace tops things off.

There were two sales in February, the first being Unit #M601 which closed at $1,530,000 after listing for $1,699,500. The stylish loft residence features two bedrooms, two baths and a spacious 1,855 square foot layout. A large open living area soars to incredible heights with giant factory style windows on two sides. You’ll find the bedrooms upstairs. A large owner’s suite includes a sitting area and custom glossy white wardrobe running the length of one wall. Outside is a private rooftop terrace with cityscape views.

The other February sale is a great illustration of the demand for Wooster and Mercers residences. Unit #W101 listed on February 8 of this year for $1,250,000 and closed on the same day for $6K over asking! The 1,537 square foot corner condo with two bedrooms and two baths has an open gourmet kitchen with a Wolf range, Sub-Zero fridge, wine cooler and black granite counters. Giant windows, cherry-hued hardwood floors and a master suite balcony overlooking the pool are among the other features.

Residents at Wooster and Mercer enjoy lots of amenities, with a swimming pool, a fitness center, front desk and concierge, a club room and a dog park. The handsome red brick buildings extend along fashionable Clarendon Boulevard and down two side streets, with expansive lush green lawns adding to the community feel. Shops, bars and restaurants are all within easy strolling distance, as are two Metro stations (Rosslyn and Courthouse). Nearby grocery options include Whole Foods, Trader Joe’s and a farmers’ market.
